Design and infrastructure
A more grounded view of what's possible, what's coming, quality, usability, and what lasts.
Independent perspective
The focus is judgement and decision quality — not pushing a transaction.
Timing matters
A good asset bought at the wrong time can still be a poor decision.
Risk matters
The downside matters as much as the upside — don't allow yourself to get caught out.
Fundamentals matter
Supply, demand, location quality, and decision context matter more than narratives.
Restraint matters
Sometimes the best property decision is the one you don’t make.

Fair question. Here's the honest answer:
I'm Shane Mills, and I've spent 30+ years in property - but not selling it.
I started as an architectural draftsman, working for a company that specialized in home extensions across Sydney. We completed hundreds of projects, then moved into small subdivisions where we learned what actually worked in the real world versus what looked good on paper.
Since then, I've been involved in over 2,000 projects as an infrastructure designer - working alongside developers, builders, and investors through multiple market cycles.
Along the way, I've helped a lot of people buy property. Everything from finding their perfect forever home, to identifying average homes with renovation potential and identifying good investment opportunities. I've seen booms, busts, and everything in between - and more importantly, I've seen what works and what doesn't when real people are making real decisions with real money.
Here's what makes me different:
I don't sell property. I don't earn commissions. I don't benefit if you rush into a decision.

Here's what that experience taught me:
Most people have an emotional attachment to property - and look, if you're buying your forever home, that makes sense. You should love where you live.
But here's where people get stuck:
They treat EVERY property decision like it's an emotional one. They fall in love with a place, imagine their life there, and make decisions based on feelings rather than fundamentals - even when it's supposed to be an investment. And that's how people end up with regrets. Not because the property was "bad" - but because it was the wrong property, at the wrong time, for the wrong reasons.
When you step back and look at property as a tool - not just a dream - everything changes. Property isn't about getting rich quick or finding "the perfect home." It's about using a proven asset class to build the lifestyle you actually want. The freedom to travel when you want. The ability to say no to work you don't enjoy. The security of knowing you're not forced to do anything you don't want to do.
My wife and I have been fortunate enough to set ourselves up that way, and property was the tool that made it possible. I don't sell property. I don't earn commissions. I don't benefit if you rush into a decision.
This site exists to share what I've learned from three decades in the trenches - so you can think more clearly about your own property decisions and use property as a tool for the lifestyle you want, not a source of stress or regret.
